Our investment objective

To generate above average income and to maximise mid-term capital appreciation by investing directly or indirectly estate projects, properties, developments, assets or rights of any kind in Luxembourg or in other EU countries and/or in any other real estate funds which would have the same strategy or focus as the Fund or the relevant Sub-Fund through primary or secondary opportunities (“Real Estate Projects”), while reducing investment risks through diversification (in order to receive more information on the investment risks, please contact us).

The Fund may invest in primary or secondary Investments as sole investor or as co-investor with real estate promotions or partners of any type in the Grand Duchy of Luxembourg or possibly in other EU countries.

Our investment strategy

This fund’s goal is to acquire, develop, and sell real estate properties in Luxembourg.

STONE2CAP identifies and invests in proprietary deal opportunities using STONE2CAP’s or its advisor’s long-established industry network.

The objective of this project is to build up a critical mass of quality real estate assets sufficient to attract institutional investors willing to pay a premium for access to large portfolios in the mentioned asset class, using the expertise of a team with over 30 years of experience in the development, investment and property management of real estate.

Creating a portfolio of prime real estate properties in prime locations in Luxembourg and generating steady cash flow.

Our in-house tools and best-in-class market intelligence helps us identify promising real estate market opportunities in Luxembourg or possibly in other EU countries (off market deals).

Our role is to identify and acquire off market deals, maximize performance with a mix of rented office properties and development sale of residential properties.

What makes Luxembourg’s real estate so attractive?

As of today, the office yields are maintained in Luxembourg, with a focus on the CBD and the Kirchberg district. A slight premium is attached to the other central districts such as the Cloche d’Or district and the train station district. A wider premium is also priced for the city belt, the Belval district and other periphery locations.

Luxembourg has currently one of the lowest vacancies in Europe and maintains a recurring demand in the real estate sector. As such, it appears to a certain extent less cyclical than other markets in the EU.
